MARKETING PACKAGE PROCESS
This package can take up to two weeks or more to compile depending upon if any of the below apply each of which adds an extra $250 fee:
- The property is in a high fire zone which entails more documentation and a fire dept. inspection if required in your locale
- A Record of Building Report is required by your locale
- A Sewer Lateral Certification is required by your locale
- If a condo, an advance condo package is required
Steps
- Seller completes the Seller Marketing Package Questionnaire.
- I order a Preliminary Title Report and a Property Profile (which the seller can use for neighborhood comparables and property specific information).
- I obtain the Natural Hazards Disclosure Report.
- I compile all seller disclosures specific to the property.
- I send you the package to complete via Glide, my digital platform, which is then reviewed by me.
- You attach to the disclosures documents requested, sign the documents, and provide me with other documents you want to include.
- I assemble the package with a Seller Disclosure Package Instructions and Receipt including Table of Contents, Seller's Contact Info, Showing instructions, Instructions for presenting offers and deadline, and potential buyers’ acknowledgment of receipt of all documents.
- I provide you with a link to the package which you may want to include in the Agent Remarks in the MLS listing and to be provided to buyers as needed. I also provide you with credentials to revise/add to the package.
If Seller Disclosures are included in the flat fee package, why an extra fee if provided before a sale?
- All documents are obtained and completed over time as the flat fee sale transaction progresses whereas in the pre-marketing process those many documents must be obtained and examined all at once.
- The pre-sale package includes detailed instructions as described above.
- The documents and the Seller Disclosure Package Instructions and Receipt are given a link by us which you can access to upload more documents/delete documents.
- When in contract, these disclosures must be made to specific buyers and more informational disclosures are added. The pre-marketing steps do not alleviate those same steps that must be taken when there is a specific buyer.
