California For Sale by Owner (FSBO) facilitation is a specialty service of real estate attorney and real estate broker Marilyn Sullivan in all CA locales. She's been licensed as a real estate attorney and broker for over 30 years and knows what needs to be done with more than 40 five* reviews. 

She authored best selling books, The Complete Idiots Guide to Success as a Real Estate Agent and The New Home Buying Strategy. She's also run a real estate brokerage, built several properties from sketch to 3-stories, been trial counsel and mediator in real estate disputes, and owned and sold a multitude of properties.  She certainly has hands-on experience in the real estate trenches.

Marilyn has always been a consumer advocate first and foremost, a believer in DO-IT-YOURSELFers. She's here to help people do what she’s done.  For FSBO Buyers and Sellers she facilitates the entire sale providing all contract documents and disclosures required to legally protect your interests for a smidgeon of what real estate agents charge. With the full array of FSBO services you can get as much or as little help as you need.  

Marilyn's intention is to share the sales or purchase job with you to best fits your budget and your level of expertise and to be available to you nearly 24/6.  If hourly services are requested or required, she charges only $29 per 6 minutes as she has not raised her rate in 25 years. Helping folks save tens of thousands in real estate fees is her mission.

Everything is done by email for clarity and convenience purposes.

Seller Facilitation Services for one transaction. $2950

  • Providing all contract preparation for the Seller including Offer acceptance, rejection or counter offer for one transaction
  • Providing all required seller disclosures on a digital platform monitored by Attorney including Seller Transfer Disclosure Statement, Seller Property Questionnaire, Natural Hazard Disclosures, lead paint disclosures, smoke detector and hot water heater bracing disclosures, and so on
  • Providing legal guidance in completing the seller disclosures required by law
  • Procuring a professional Natural Hazard report containing environmental hazards and significant detail about the property
  • Providing home warranties if agreed to
  • Reviewing city inspection reports, if required
  • Review of the preliminary title report to ascertain additional seller disclosure issues
  • Setting dates for performance of seller and buyer obligations and for release of those obligations.
  • Coordination with escrow and review of closing statement

If an Offer is countered and not accepted, you pay only $675. 

Buyer Facilitation Services.  $2650

  • Preparation of all buyer documents
  • Preparing the Offer/Purchase Agreement
  • Establishing loan, physical inspection, and other contingencies
  • Release of contingencies
  • Post-inspection addenda
  • Respond to buyer questions about Seller Disclosures
  • Opening and instructing escrow and ordering title report
  • Review of preliminary title report
  • Coordination with escrow and review of closing statement

If the Offer is not accepted, you pay only $850.

This service provides document preparation for both Seller and Buyer in a single transaction which requires both parties to sign a Conflict-of-Interest Acknowledgment and Waiver. Facilitation of both sides is a much easier, smoother transaction and works best for everyone.  Our fee for handling both sides reflects a large price reduction because of this.

FSBO Coaching the Seller: Discussing staging of the home, obtaining accurate valuation, obtaining Professional Photography, choosing Flat Fee MLS Listing Services, assisting with Listing Detail for the MLS listing and other data entry, whether to obtain a pre-sale home inspection and pest report, providing seller disclosures to potential buyers, offering a home warranty, Seller financing possibilities, how much should you pay a Buyer's agent, How to set up open houses and showings, etc. $29 per 6 minutes, by email.

Pre-Sale Seller Disclosures,  Property Profile, Natural Hazards Disclosure Report: Some sellers want to present potential buyers with a complete pre-sale marketing package ahead of time to inform buyers of property specifics before making an offer and to reduce cancellation risk while in contract. 

    We obtain a Property Profile,  Natural Hazards Disclosure and Seller disclosures to be completed by the Seller on our platform and with our guidance. We need a week to gather this information so the disclosures related to the specific property can be compiled. You will add your pre-sale inspections if you choose to perform them. $995.00  

    [optional, Premium package] We provide you with a more polished linkable package (which you can add to) including a Table of contents and Instructions for presenting an offer. $299.00 more.

    During Sale Seller Disclosures: Sellers especially look to our products and services in completing their very important seller disclosures required by California law. Each year, more and more disclosures are required. The California Civil Code requires that particular disclosures, forms and reports be provided by the seller to their buyer. If not provided, the sale can be canceled. We provide all Seller disclosures to be completed by the Seller on our platform and with our guidance.. $795.00 

    Preparing Offer for Buyer. [You REALLY should use the California Residential Purchase Agreement prepared by the CA Assn of Realtors, not available to the public, to legally protect both parties. If you do nothing else, hire us to begin your sale with this document which sets up all the steps that need to be taken and the timeline for the transaction.] $850.00

    For Seller, Review Offer and prepare Acceptance of Offer or Counter-offer:  $675.00

    Buyer Review of Disclosures and Title Report: Reviews the numerous Seller Disclosures, the Natural Hazards Report and the Preliminary Title Report to identify issues the Buyer may want to analyze more closely. $775.00 

    Review Entire Transaction when CAR up-to-date forms are used to make sure required seller disclosures were made and the contract documents are in order. $850.00
