Extras

Most sales do not require more than the standard flat fee package with no extras. There are, however, some unique situations which only identify as the transaction progresses where more documentation or services are required. If that occurs, we advise of the extra fee as soon as we are aware of the need.  Some examples of extras are:

$275. If Natural Hazard Disclosure identifies the property is in a high fire zone which requires additional disclosures and possibly a fire department inspection depending on the locale.

$275. If the property is in a locale requiring additional disclosures such as a Building Record Report, a Sewer Lateral certification,  local area disclosures, and the like. 

$275. Condominium. Obtaining a condo package which satisfies legal requirements and compiling additional disclosure forms.

$250. One counter-offer round is included in the standard rate. Each subsequent round is charged as an extra. Most MLS-listed transactions include only one round of counters; we then have the buyer revise the offer accordingly.  

Pre-sale Disclosures

Sellers who list their property on the MLS are expected to provide a link to certain disclosures in the agent remarks section of the listing.  Providing disclosures in advance is both a reversal and a partial duplication of the standard transaction process. It is a reversal because, under California law, seller disclosures are not due until after the parties are in contract. It is also partially duplicative because, once the parties are in contract, the buyer must receive the required disclosures, acknowledge receipt in writing, and receive additional disclosures that are not included in the advance disclosure package. For these reasons, there is an extra charge for preparing the pre-sale disclosure package.

Those additional required disclosures referred to above are not included at the marketing stage because doing so would make the advance disclosure package unnecessarily large, and because the need for certain disclosures may not be known until the specific terms of the parties’ contract have been established.

We also pay for the Natural Hazards Disclosure Report since there is no existing escrow to charge it to.  If building record reports, high fire zone inspections, sewer lateral certifications apply to the sale, we guide you to order them now to include in your package and charge an additional fee as these extra steps are not part of the standard sale.   

If the propoerty is a condo, current (not the ones you received at purchase) Condo Documents are expected to be included in the pre-sale package. We guide you to obtain these and charge an additional fee as they are not part of the standard sale.

Since most sellers also retain us to facilitate their side of the sale, we credit $200 toward the post-contract disclosure process, since a portion of that work has already been completed through the pre-sale disclosures.
