This is what we do for you when listing your property for sale. While our commission is discounted, our services are anything but (including having an attorney insure that all legal requirements are met):

    • Create an optimum listing description for your property highlighting its best features.  
    • Provide professional and aerial photography and a virtual tour (you pay $200 towards this)
    • Price it according to an appraisal you obtain (apprx. $450)
    • List it on the MLS and all other major marketing media.
    • Provide you with a For Sale sign with our information and a lock box.
    • Help you decide how you want to handle agents bringing buyers to see your home.
    • Set your property up on an online home showing service so agents who want to show make an appointment online in accordance with your parameters.
    • Obtain a Property Profile and a Preliminary Title Report to ascertain additional seller disclosure issues
    • Address any title issues from liens to encroachments, making sure there are no title issues to hinder your sale.
    • Provide all required seller disclosures including Seller Transfer Disclosure Statements and Supplement, Natural Hazard Disclosures, lead paint disclosures, smoke detector and hot water heater bracing disclosures, and so on
    • Provide legal guidance in completing the seller disclosures required by law
    • Procure a professional Natural Hazard report and home warranties
    • Setting dates for performance of seller and buyer obligations and for release of those obligations.
    • Receiver Offers and review them with you.
    • Accept, counter or reject offers.
    • Facilitate the entire transaction preparing all paperwork and dealing with all issues
    • Shepherd the transaction through its many steps as only an attorney can do 
    • Review the Estimated Closing Statement to insure that the numbers are correct.
